Terms and Conditions

As per our Health and Safety policy, guests will be required to provide proof of full vaccination at the time of check-in. If vaccination can't be confirmed, we regret that your reservation will be cancelled and the full amount of your stay will be charged to your credit card. Check-in is between 3:00 pm - 7:00 pm and check-out is before 10:00 am. A later check-in time may be arranged in advance and is subject to availability. Unauthorized late check-ins may incur a late check-in fee of $50. Due to our quiet rural setting, and for the enjoyment of all guests, entry to the property will be closed between the hours of 22:00 and 06:00. Parking is available for one vehicle per homestead room and one vehicle for the Stables Cottage. If you are travelling with more than one vehicle, please let us know and we'll do our best to see if we can accommodate the extra vehicle but this will need to be confirmed before your arrival. Due to the historic nature of our homestead, and New Zealand’s national smoke-free workplace policy, there is NO SMOKING ON THE PROPERTY. This includes the rooms and the grounds. This rule is strictly enforced. We are unable to accommodate pets. The main house B&B is for adults only, and includes breakfast. The Stables Cottage is suitable for all guests, including families, and is self-catering (breakfast not included). Please ensure you have selected the correct accommodation type for your stay.

Payment Policy

MasterCard, Visa and Cash accepted.  Credit Card transactions will incur a 3% surcharge. Valid Credit Card will be taken at the time of booking.

Photo ID (passport or New Zealand driver's licence) will be required at the time of check-in.

For the protection of the Credit Card holder, Karamana Homestead may ask to sight the Credit Card being used for accommodation and sundry charges.

The Credit Card holder must be a named guest at Karamana Homestead.


Payment will be processed on the day of check-in or where cancellation penalties are applicable.  Bank transfer payments must be received prior to the day of check-in. 



Cancellation Policy

As change to your reservation or cancellations affect us greatly, the following standard cancellation policy applies:


One room bookings:

For cancellation within 7 days of your arrival date, you will be charged 100%.


For multi-room bookings (including the Stables Cottage):

For cancellation within 14 days of your arrival date, you will be charged 100%.


No-show reservations will be charged 100% of the stay.



Should New Zealand move from the current alert Level 1 that would prevent guests from travelling from different regions within New Zealand we will forgo all cancellation policies. This amendment is only active while New Zealand is under any alert level 1 thru 4 and only for New Zealand Residents living in New Zealand, after this all standard cancellation policies will apply


We reserve the right to cancel at any time without notice should alert levels change with respect to COVID19.  We also reserve the right to alter services at any time and without notice  to comply  with health and safety regulations.
